The Republic of Texas Biker Rally (ROT Biker Rally) is here this weekend, June 13th – 16th in the Texas State Capital.  This yearly event is the biggest motorcycle rally in Texas and long of the largest motorcycle events in the. Austin’s New Area Code – 737!

Austin is officially getting too big for its britches; a new area code is coming to the Austin area. Soon you will be getting phone calls from 737. As of June 2013, everyone in the Austin area will be required to dial the full 10 digits. Austin’s area code of 512 dates back over 60 years. The 737 area code will be overlaid to the same geographic boundaries covered by 512 that include all or part of 19 counties.

Three utility commissioners will convene a meeting on May 17th @ 9:30 am to hear public moments and answer questions.  Meeting will be held at the  Travis State Office Building 1701 N Congress, 7th floor.

Central Texas is growing and we can feel it in our business & housing economy, traffic and now phone numbers!

Williamson County is in the myst of real growth in real estate, home sale prices on on the rise. Determine if Your Tax Appraisal is a Fair Assessment

Texans are wondering what is difference between Tax Appraisal Value and Market Value because County Appraisal Districts began mailing property valuations to property owners April 15th.  Across  Central Texas we have seen median sold sale price for single family homes increase, which can affect your Tax Appraisal Value.

ACTRIS is reflecting a 9.1% increase in sales price in March 2013 when compared to March 2012.  The increase in median sales price indicate increasing compensation among buyers.   However, Tax Appraisal Value does not always equal Market Value.  To determine your Market Value you can contact a local realtor to obtain sold information or collect from your neighbors.  You should appeal, your Market Value of the home is lower than the Tax Appraisal Value.   For more information on how to appeal your property valuation you can use this link: 2013 Tax Appraisal Information

Too Many Buyers…Too Few Sellers

Williamson County Monthly StatisticsThe Cedar Park/Austin area has flipped.  The not too long ago, we had too much inventory and too few buyers; in its current market it has flipped.  Too few homes available on the market to purchase and too many buyers bidding on the same same home.

It is almost a given, that if a seller has a property in the right condition, priced right in a good location it will sell in a manner of hours.  With this kind of shifts it presents challenges and opportunities for both sellers and buyers.  If you or some one you know has been on the fence, not sure if it is the right time to make that move up or their first purchase….now is the time.   Home prices are appreciating and interest rates are still at an all time low.   If you have any questions, please contact me.

Cedar Park New Community Engagement – Imagine Cedar Park – What’s Next

The City of Cedar Park residents are being asked to provide their thoughts and ideas on the future of the city via a new website .  The site will allow residents to provide feedback to the city on parks, transportation, future land use and economic development.   The site is developed simularly to other social media sights to allow for residents to engage and foster new ideas.  With rapid growth of the Williamson County area, gaining insight from residents is key for the city to address issues of growth now to hopefully advert growth problems in the future.

The Imagine Cedar Park – What’s Next campaign is led by a group of citizen volunteers on the Comprehensive Plan Advisory Committee that meets monthly to develop a blueprint for future development.

February 2013 Market Performance

In the Austin-Central Texas MLS, market performance continues on a upward trajectory.
New listings are up 2.44%.
Pendings are up 15.37%.
Solds increased by 24.12%.
The number of sold units continues to improve over the previous years sales and February continues to show positive data.

As for Average Prices:
The “New Listings” average list price is up 5.88% to $346,231. In February 2012 the average list price was $326,993.
Sold average sales prices increased 4.89% to $263,410. For February 2012 it was $251,134.
